What plumber SEO actually costs in the UK

Honest market rates, the parts you can do free, how it compares with paid lead platforms — and the warning signs that should make you walk away.

Nobody publishes straight pricing for this, so most plumbers end up guessing — or taking the first quote they get. This is the guide I wish existed: what UK agencies actually charge, what you can genuinely do yourself for nothing, and how the sums compare with paying per lead.

Everything below is market-wide pricing gathered from published UK agency rates — not our own price list. If you want ours specifically, it is on the pricing page.

The numbers

What you will actually pay

Two things drive the price: how competitive your patch is, and how many services and towns you want to rank for. Typical UK ranges look like this:

Your situationTypical UK rangeWhat that usually buys
Single town, low competition£300–£600 / monthGoogle Business Profile, a few service pages, citations, basic reporting
Competitive town or city£600–£1,200 / monthThe above plus area pages, content, ongoing link work
Multi-location / several branches£1,000–£3,000+ / monthLocation pages per branch, deeper technical work, larger content plan

Across the whole market, £300–£1,500 a month covers most plumbing businesses. Entry-level retainers sit around £200–£500, mid-range £500–£1,500, and full-service £1,500–£3,000+. A common budgeting benchmark for trades is 8–15% of revenue while you are growing, easing to 5–10% once things are steady.

Careful below £300 a month. That is widely treated as the floor where real work stops being possible. The £99/month packages are usually automated content mills — at best they do nothing, at worst they leave you with junk links to clean up later.

Spend nothing

The parts that are genuinely free

Before you pay anyone, do these. They are the highest-impact things on the list and they cost time, not money — a few evenings, honestly.

  • Claim and complete your Google Business Profile. Exact business name, address, local phone number, real opening hours including out-of-hours cover, your Gas Safe registration number, primary category “Plumber” plus secondary ones like Emergency Plumber or Gas Engineer.
  • Add real photos — your work, your van, your team. Not stock images.
  • Build a review habit. Text every happy customer a direct Google review link within 24–48 hours of the job. Save it as a phone template. Then reply to every review, including the bad ones, calmly.
  • Fix your NAP consistency — identical name, address and phone everywhere: Gas Safe Register, WaterSafe, CIPHE, the trade directories, your Facebook page.
  • Post seasonal offers via Google Posts. A boiler-service push in September costs nothing.

Never buy a “500 directory submissions for £99” bundle. A handful of real, relevant listings beats hundreds of junk ones — and the junk can actively hurt you.

Where the money goes

What you are actually paying for

Your website

One page per service — boiler repairs, emergency plumbing, bathroom installation, drain unblocking — each genuinely unique. Repairs kept separate from installation, because a £2,000+ job deserves its own page to sell it.

Plus the basics: unique title tags, one clear H1, alt text, internal links, and a visible click-to-call on mobile.

The technical side

  • HTTPS and a working XML sitemap
  • Pages that load under three seconds
  • A properly mobile-friendly layout — most of these searches happen on a phone, in a hurry
  • Clean indexing, schema markup
  • Google Search Console connected so you can see what you rank for

Content that earns its keep

A handful of honest guides answering what people search before they call: what to do if you have a burst pipe, signs your boiler needs repair, how much a new boiler costs, why is my radiator cold at the bottom.

Each one linked to the matching service page. Most plumbers never do that internal linking — it is free and it works.

Links and citations

Quality over quantity, always. A few relevant links beat hundreds of bought ones. Realistic sources: local trade partnerships with electricians and bathroom fitters who refer each other, local news, community sites, supplier pages.

Even one genuine local link a quarter compounds.

Lead platforms vs your own visibility

The lead platforms are not scams — they are genuinely useful, especially early on. But it is worth seeing exactly what you are buying.

Paid lead platformsYour own search visibility
What you paySubscriptions commonly £80–£500/month (£199–£399 often reported), plus £5–£45 per lead depending on platform and job sizeFree if you DIY the foundations; typically £300–£1,500/month if you hire help
ExclusivityThe same lead is typically sold to 3–4 trades — you are racing to ring firstExclusive. The customer rang you
ConversionCommonly around 1 job per 5–10 paid leadsHigher — they chose you rather than being sold your number
If you stop payingEnquiries stop that dayRankings fade slowly, not instantly
Who owns itThe platform owns the customer relationshipYou own the profile, the site and the reviews
Best forFilling gaps now, testing a new areaA predictable pipeline over months

The bit that surprises people: a £15 lead you win one time in four is really £60 per booked job — before you have done any work. Worth knowing before you compare it with a monthly retainer.

The sensible answer for most plumbers is both. Keep the lead platforms while you build your own visibility, then lean on them less as your profile and website start producing. Do not quit paid leads on day one — that gap is where businesses get hurt.

The maths

Does it actually pay back?

Forget rankings for a second. The only question is whether the work returns more than it costs, and that depends almost entirely on your average job value.

Your average job valueTo justify £400–£800/month you need…
~£100 (small repairs, call-outs)Roughly 25 extra jobs a month — a big ask, so lead with volume services and emergency work
~£350 (mixed repairs and servicing)Around 3–5 extra jobs a month — realistic for most firms
~£1,000+ (boiler installs, bathrooms)Just 2–3 extra jobs a month — which is why installers see the fastest payback

If most of your money comes from boiler installations and bathroom refits, the maths works quickly. If you are mainly doing small call-outs, focus first on the free foundations and the map pack, where emergency work is won, before committing to a retainer.

Protect yourself

Red flags when someone quotes you

Trades get targeted hard by low-quality SEO sellers. If you hear any of these, keep your money:

  • “Page one in 30 days.” Nobody can promise that. Realistically you see map-pack movement in 2–3 months and service-page results in 3–6.
  • “Guaranteed #1 rankings.” No agency controls Google. Guarantees are a sales line, not a service.
  • A long lock-in contract before any work is shown. Twelve months signed on day one, with no exit, is a red flag.
  • No reporting, or reports full of vanity numbers. You want enquiries and calls, not “impressions up 400%”.
  • They will not tell you what they are actually doing each month, or who is doing it.
  • Suspiciously cheap. Under £300/month, something is being automated or skipped.
  • They want to move your website onto their platform so you cannot take it with you. Always own your own domain and site.

Fair question to ask any agency: “What will you have done by the end of month one, and how will I see it?” A straight answer to that tells you most of what you need to know.

Expectations

How long before it works?

Short version: map-pack movement in roughly 8–14 weeks, stronger service-page results in 3–6 months, and competitive city terms in 6–12. Emergency keywords tend to come through faster than big installation terms.

A practical scheduling tip: start in spring or summer so you are already ranking when the October boiler surge arrives. I have written more on this in how long SEO actually takes.

Quick answers

Frequently asked

How much should a plumber budget per month?

Most plumbing businesses sit in the £300–£1,500 a month range — around £300–£600 for a single town with light competition, £600–£1,200 for a competitive city, and more for multi-branch firms. The foundations cost nothing but your time.

Can I just do it myself?

The highest-impact parts, yes. Completing your Google Business Profile, fixing your details across directories and building a review habit are free and genuinely move the needle. It gets harder when you need multiple service pages, technical fixes and links — and when the desk work starts losing to actual jobs.

Is it better value than a lead platform?

They solve different problems. Lead platforms give you enquiries today, but you pay per lead — often shared with 3–4 other trades — and it stops the day you stop paying. Your own visibility gives you exclusive enquiries that keep coming. Most plumbers are best off running both and shifting the balance over time.

Why do quotes vary so much?

Competition and scope. Ranking in a quiet market town is a fraction of the work of ranking in a competitive city, and eight service pages plus five area pages is far more work than one page. Ask exactly what is included and how many pages are covered.

What is the cheapest sensible option?

Do the free foundations yourself first — profile, reviews, consistent details. If you then want help, a focused single-town package at the lower end beats a cheap “everything” package that does none of it properly. Avoid anything under £300/month.
