SEO in York, PA: one small city and a county of 72 municipalities
York, Pennsylvania is a city of 44,800 people inside a county of more than 456,000, and nine in ten county residents live in its boroughs and townships, not the city. On Google in the US the word York is shared with New York City, so a York County business has to say York PA, the county or its own town before the right searcher can find it. This is how those searches behave, town by town, how Business Profiles work for boroughs, townships and service areas, and what to fix first.
A small city inside a county of 72 municipalities
When someone in the United States types “seo in york”, they are looking for help in one of two very different places, and this page is about the smaller one. York, Pennsylvania is the seat of York County. The city had 44,800 residents at the 2020 census; the county around it had 456,438. Fewer than one county resident in ten lives inside the city limits. Everyone else lives in 36 boroughs and 35 townships that run from the Susquehanna River in the east to Hanover and the Adams County line in the west, and south to the Mason–Dixon line, where Maryland begins.
That arithmetic is the starting point for local search here. A plumber in Springettsbury Township, a dentist in Hanover, a landscaper in Red Lion and a bookkeeper in Shrewsbury are all York County businesses, and several of them have a York, PA mailing address whether or not they are inside the city. Their customers type the place they live in, the name on their mail, or no place at all and let the map decide. A website that says “York” and nothing else serves none of those customers well, and on Google in the US it also has to compete with the largest city in the country for the same word.

What Google US shows for seo in york, and why York alone is not enough
The word York belongs to at least three places an American searcher might mean. New York City is the obvious one and by far the largest. York, Pennsylvania is the one this page is for. York in England is the oldest. When I checked Google in the US on September 28, 2026, the first page for this search mixed all three together: agencies based in New York City, pages from York, PA providers, and at least one page written for York in England.
The related searches under the results told the same story. Google suggested related searches about free options, SEO providers, handling it in-house and digital marketing agencies in York, and suggestions about agencies in Britain and even Scotland. Some of those point at Pennsylvania, some at Manhattan and some at the other side of the Atlantic. Google cannot tell which York the searcher means, so it hedges, and a hedged results page is one where nobody’s local intent is served cleanly.
For a York County business the lesson is simple. The bare word York is a weak local signal because it is ambiguous. York PA, York County, the borough name and the township name are strong signals because they are not. A searcher who types “seo york pa”, “york pa seo company” or “local seo york pa” has already done the disambiguation Google needed, and the pages that answer those searches say Pennsylvania plainly in their titles, headings and copy.
The map pack works differently. When no place is typed, Google measures distance from where the searcher is, so a phone in Red Lion searching for a plumber gets plumbers near Red Lion regardless of what the word York is doing in the organic results. The ambiguity mostly hurts the organic listings and any AI summary above them, which is exactly where a website has to carry its location on its own. That means writing York, PA, the county and the real towns you serve into the page title, the headings, the body copy and the structured data, so no reader, human or machine, has to guess which York you mean.
One city, 36 boroughs and 35 townships, under one post office name
Pennsylvania’s local government is built from boroughs and townships, and York County has plenty of both. The York County Planning Commission counts 72 municipalities: one city, 36 boroughs and 35 townships. The boroughs are the compact towns with their own councils and main streets, from Hanover, which had 16,429 residents in 2020, to Glen Rock and Stewartstown with about 2,100 each, and some smaller still. The townships are the land around and between them, and several are now larger than any borough. York Township, the most populous suburb of the city, had 29,740 residents at the 2020 census. Springettsbury Township, east and northeast of the city, had 27,032. Manchester Township and West Manchester Township each had more than 19,000.
The post office blurs most of that. Harley-Davidson’s plant on Eden Road sits in Springettsbury Township, and its address is York, PA 17402. The York post office’s ZIP codes run from 17401 to 17408 and reach well past the city line into the townships around it. Beyond that ring the county runs mostly on 173xx codes: Hanover is 17331, Dallastown 17313, Dover 17315, Glen Rock 17327, Red Lion 17356, Shrewsbury 17361, Spring Grove 17362, Stewartstown 17363 and Wrightsville 17368. Dillsburg, in the northwest, is an exception at 17019. Phone numbers carry 717 or the 223 overlay across the whole region, so the area code tells a customer nothing about the town.
Then there are the twin names. Dover is a borough, and Dover Township surrounds it entirely. Manchester is a borough, and Manchester Township is a separate municipality. Shrewsbury and Windsor each exist as both a borough and a township. West York is a borough; West Manchester is the township that nearly encircles it. North York is a borough enclosed on three sides by Manchester Township.
For search this matters in three practical ways. First, the address on your Business Profile, your website and every directory should be your real mailing address, written exactly as the post office writes it, even when that says York and you are in a township. Second, your copy should also name the municipality you are actually in, because that is what your neighbors call it and what many of them type. Third, where a name has a twin, say which one you mean. Dover borough and Dover Township are next door to each other, but a customer reading your page wants to know you mean theirs. It is the part of York County SEO that a template written for any city will always get wrong.
Four corners of the county, and how each one searches
The county falls into a handful of areas, and a campaign should know which one it is in before it spends anything. These are not official regions, just the way roads and service calls group the towns.
York city and the inner townships. The city itself and the townships that ring it: Springettsbury to the east and northeast, West Manchester to the west, Manchester Township to the north, plus Spring Garden Township, home to York College of Pennsylvania, and York Township, the most populous suburb. Many of the county’s large employers and institutions are here: WellSpan York Hospital on South George Street, the York Galleria in Springettsbury, the BAE Systems and Voith Hydro plants in West Manchester.
Hanover and the west. Hanover is the county’s other center, named alongside York in the York–Hanover metropolitan area, a borough with its own downtown, its own shopping and its own industry. Utz began in 1921 when William and Salie Utz started making potato chips in their Hanover home, and Snyder’s of Hanover grew from a bakery in the same town. Between Hanover and York, Spring Grove has been a papermaking town since the mid-1800s. A Hanover business whose website only says York is naming the wrong town; it needs Hanover, PA in its title and its profile.
The south, along I-83. Interstate 83 runs from Baltimore through York to Harrisburg and crosses the Mason–Dixon line into York County about 25 miles north of Baltimore. Shrewsbury sits about four miles above the line with its own exit; New Freedom is right at the border; Glen Rock and Seven Valleys lie on the Heritage Rail Trail, which follows the old railroad north into downtown York and links to Maryland’s Torrey C. Brown Rail Trail. Stewartstown is to the east on PA 24. A business here may genuinely serve customers on both sides of the state line, and its profile and pages can say so.
Red Lion, Dallastown and the river towns. Red Lion, about eight miles southeast of York, and Dallastown were both carved out of York Township’s southeastern side. Red Lion was once a cigar town that produced about a tenth of the cigars made in the United States, and its last cigar factory closed in 2011. Further east the county ends at the Susquehanna, where Wrightsville faces Columbia in Lancaster County across the Wright’s Ferry Bridge that carries US 30. Businesses here sit between two markets, York and Lancaster.
The north. Dover borough and Dover Township northwest of the city, Manchester borough to the north, Dillsburg in the county’s northwest and Lewisberry near Ski Roundtop further up. Here the county borders Cumberland and Dauphin counties, and the nearest competitors in many trades may be Harrisburg-area firms, so pages here have to name the towns clearly.
A contractor in Stewartstown and a café near Central Market share a county and very little else in search. One York page cannot serve both.

York County’s industries, and how their buyers search
York County has always made things, and that history shapes who searches here and how. Harley-Davidson has assembled motorcycles at its York Vehicle Operations plant on Eden Road in Springettsbury Township since 1973, and the plant handles machining, fabrication, paint and final assembly for the company’s Touring and Trike models. BAE Systems builds tracked combat vehicles, including the Armored Multi-Purpose Vehicle, at its site in West Manchester Township, where Voith Hydro also has a factory. The YORK name on heating and cooling equipment goes back to the York Manufacturing Company, founded in the city in 1874, which sold its first ice-making machine in 1885; the business became part of Johnson Controls in 2005. The dental company Dentsply, now Dentsply Sirona, had its headquarters in downtown York until it moved its head office to Charlotte, North Carolina, in 2019. The York Peppermint Pattie was introduced in 1940 by the York Cone Company and is made by Hershey today. WellSpan Health, the health system that runs WellSpan York Hospital, is headquartered in York, and York Barbell is based in Manchester Township.
Those companies are not shopping for local SEO, but their suppliers, contractors and neighbors shape the demand. Four patterns cover most York County businesses.
Industrial suppliers and business-to-business firms. Machine shops, fabricators, industrial electricians, packaging and logistics firms serving the county’s plants. Their buyers research before they call: “cnc machining york pa”, “metal fabrication york county”, “industrial electrician hanover pa”. The organic result and the page itself carry these inquiries. Certifications, capacities, tolerances and lead times written on the page do more work than any slogan.
Trades and home services. The largest group and the most map-dependent: “plumber red lion pa”, “hvac repair york pa”, “roofer hanover pa”. These are decided mostly by distance, the primary category, recent reviews and whether someone answers the phone. The website supports the profile; it does not replace it. A Pennsylvania home improvement contractor registration number, where it applies, belongs on both.
Storefront and downtown businesses. Restaurants, shops, salons, galleries and studios in the city and on each borough’s main street. Their customers search on phones, often with “near me” or no place at all, and Google supplies the location. The Business Profile does most of the work here: category, hours, photographs, menu or service list.
Professional and health services. Accountants, attorneys, dentists, physical therapists, insurance agents and financial planners. A mix of the two: the map pack for the urgent and nearby, the organic result for the researched. State licensing and board registration, stated plainly on the page, reassure readers and give Google something concrete to match.
Across all four, the search is the service plus a place, and the place is a town, a township or York PA, rarely the county on its own.
Central Market, Royal Square and the walk-in search
For a storefront inside the city, downtown York has a vocabulary that customers and Google both recognize. York Central Market has stood at the corner of Philadelphia and Beaver Streets since 1888, in a Romanesque Revival building designed by the York architect John A. Dempwolf, and it holds dozens of vendors. A few blocks away, the Royal Square District takes its name from the streets that frame it, King, Queen, Duke and Princess, and is known for its galleries, independent shops and murals. The York Revolution play Atlantic League baseball at WellSpan Park, which opened in 2007 and took its current name in 2023. York calls itself the White Rose City, after the emblem of the House of York, and Lancaster across the river answers as the Red Rose City. The Continental Congress met in York from September 1777 to June 1778, and the Articles of Confederation were adopted while it sat here.
None of this is decoration. A café that says it is two blocks from Central Market, a salon that says it is in the Royal Square District, a bar that says it is a short walk from WellSpan Park on game nights: these are real, checkable facts that help a visitor decide and help Google connect the business to the place. Downtown walk-in searches are settled on a phone within a few blocks, so the Business Profile carries most of the weight. Choose the correct category, keep hours true on event nights, and add photographs of the actual storefront.
What does not help is a page stuffed with landmarks you have nothing to do with. Name the two or three things near you that a customer would genuinely use to find you, and stop there.
Profiles for boroughs, townships and service areas
Every York County business with local customers should start with its Google Business Profile, because the profile decides whether the business can appear in the map pack at all. The rules are in Google’s published guidelines for representing a business, and I set out the whole process on the local SEO service page. Four of those rules matter more in York County than in most places.
Storefront, service-area or hybrid. If customers come to you, show the address. If you go to them, as most contractors do, Google says to hide the address and set a service area instead. If you do both, a hybrid profile shows the address and a service area together. A plumber working from a house in York Township should not display the house; a showroom in West Manchester that also installs at customers’ homes should display the showroom.
Service areas by name, not by radius. Google lets you define a service area by city, ZIP code or another type of area, up to 20 of them, and says the overall area should not extend beyond about two hours’ drive from where the business is based. In York County that is an advantage, because the municipalities are small and named. A roofer based in Red Lion can list Red Lion, Dallastown, Windsor, York Township, Spring Garden Township and the York ZIP codes the crew really covers, instead of drawing a vague circle. A contractor in Shrewsbury or Stewartstown can add the Maryland communities it genuinely serves.
The name is the name. The business name on the profile must be the name the business uses in the real world. Adding York PA, a township or a keyword to it breaks the guidelines and invites a suspension. The location belongs in the address or service area, the description and the website. A rented mailbox or virtual office is not eligible for a profile at all; if you do not operate from an address, it cannot be your listing.
One profile per real location. A firm with a shop in Hanover and another in York gets two profiles, each with its own real address, its own hours and its own page on the website. A firm with one shop and a long list of towns gets one profile and honest content about those towns, not a profile per town.
Once the profile is right, the website should say the same things: the municipality, the full address as the post office writes it, the towns you serve, and LocalBusiness structured data that matches the profile.
Apple Maps, Bing Places and the review record
Google gets most of the attention, but two other map systems are worth an afternoon each.
Apple Maps. Apple Business, which replaced Apple Business Connect (launched in January 2023) on April 14, 2026, is Apple’s free tool for claiming a business’s place card on Apple Maps, and the same card appears in Siri, Wallet, Messages and other Apple apps. Anyone asking an iPhone for a nearby service is reading that card. Claim it, verify it, and make the name, address or service area, hours, phone number, website and categories match your Google profile exactly.
Bing Places. Bing Places for Business covers Bing search and Microsoft’s maps. It can import your details from a verified Google Business Profile, which makes setup quick, but it does not carry over your Google reviews, so its review record starts on its own. After an import, check the categories, hours and service area by hand.
Reviews. Reviews are the other half of the map result, and in the United States they are now a legal matter as well as a ranking one. The Federal Trade Commission’s rule banning fake consumer reviews took effect on October 21, 2024. It bans buying or selling fake reviews, paying for reviews that express a particular sentiment, undisclosed reviews written by insiders, and suppressing negative reviews. Google’s own content policy separately prohibits discouraging negative reviews or asking only happy customers for them.
The honest process is also the durable one. Ask every customer, not just the ones you expect to be pleased. Make the review link easy to find in the invoice, the follow-up email or the text message. Reply to every review, good or bad, in a way that helps the next reader decide. There is no target number. A steady stream of recent reviews with replies reads as a business that is open and working; a high average with nothing new for a year reads as the opposite, to customers and to Google alike.
Free, in-house, agency or consultant: the providers compared
The related searches for seo in york include free options, providers, in-house help and agencies, which is a fair summary of the choices a York County owner actually has. Each suits a different kind of business.
Free. A surprising amount of this work costs nothing but time. Google Business Profile, Google Search Console, Bing Webmaster Tools, Bing Places, Apple Business, PageSpeed Insights and the Rich Results Test are all free. Together they show which searches you appear for, how fast your pages load on a phone, and whether your structured data can be read. Free audits offered by agencies are a different thing: automated crawls that list missing tags, slow images and broken links. They are useful as a checklist and weak as a strategy, because a crawler cannot tell which of your towns matter, what the competing businesses in Red Lion or Hanover are doing, or whether your profile sits in the right category. A free audit is a sales tool, and it is fine to read it as one.
In-house. For a larger York County employer with a steady flow of news and content, a marketing hire who knows the business can handle the day-to-day well: updating the profile, answering reviews, writing and refreshing pages. What an in-house generalist often lacks is the technical side: site structure, indexing, markup and analytics. A common arrangement is in-house staff for the ongoing work and outside help for a defined audit or project.
Agencies. Local SEO agencies and digital marketing agencies around York tend to sell bundles: website, ads, social media and SEO managed together. That suits a business that wants a single vendor for everything. When you compare them, ask who actually does the work on your account, whether you keep ownership of the website, the domain and the profile if you leave, what the monthly report measures, and whether it tracks phone calls and inquiries or only rankings. Any York PA SEO company that promises a position is promising something nobody controls.
A consultant. One specialist working directly with you on a defined problem. What to fix first for a York County business
- Write down the searches. List the three searches your customers actually make. If they include a borough or township name, that name belongs in your page title, your headings and your profile description.
- Fix the Google Business Profile. Primary category, services, true hours, the real business name, and either the address or a service area built from named municipalities and ZIP codes. It costs nothing, and because it changes eligibility, the effect can show within days.
- Claim Apple Business and Bing Places, and make every detail match the Google profile exactly.
- Read Search Console. See which queries you already appear for, from which page, and at what position. If searches about New York City or York in England are landing on your pages, your titles are not saying Pennsylvania clearly enough.
- Rewrite titles and headings so each important page says York, PA, the county or the specific town, whichever your customers use.
- Build town pages only where they are true. A page for Hanover, Red Lion or Shrewsbury earns its place if you genuinely serve that town and have something specific to say about it. A copy with the name swapped does not.
- Make the details consistent on the website, the profiles, the state license lookup where one applies, your trade association and the few directories that matter in your field. Remove wrong or duplicate listings instead of adding more.
- Start the review process and keep it running every week.
- Measure for a quarter before changing course. Map results move in weeks and organic results in months, and the map pack looks different from every street in the county, so a single rank check tells you almost nothing.
If you are already paying someone every month and steps two to five are still wrong, the fee is buying a report, not work. That is the first thing worth checking on any York County account.
What York County SEO work actually involves
Whether the search is seo in york, york county seo or the name of your trade and your borough, the work underneath is the same handful of jobs, done carefully and reported in writing.
Deciding which search you are in. Service plus town, service plus York PA, or a regional or national search where place hardly matters. Search Console, the live results page and an honest look at where your customers come from answer this in an afternoon.
Local links that exist for real reasons. Membership of the York County Economic Alliance, which includes the York County Chamber of Commerce, if you belong. Coverage in the York Daily Record when you have genuine news. Your trade association, your suppliers, the school booster club or youth league you actually sponsor. These are slow to earn and they last.
Pages built for the places you serve. Each with the municipality named correctly, the ZIP code where it helps, the roads and landmarks a resident would recognize, and a clear account of what you do there. Marked up with the right Schema.org type, linked from the navigation, fast on a phone.
Measurement you can read. Search Console for what people searched and which page appeared, the Business Profile’s own figures for calls and direction requests, and Google Analytics 4 for what happened after the click, all set against the inquiries you actually received.
What I will not do: promise a position, buy links or reviews, stuff a town into your business name, or build a page for every borough in the county from one template. Those are the shortcuts that fill the results page already, and a York County business gains nothing by adding one more.

Why does a search for SEO in York show New York City agencies?
Because the word York is ambiguous. Google in the US cannot tell whether you mean New York City, York in Pennsylvania or York in England, so it mixes results from all three. Adding PA, York County or your town removes the doubt, which is why your own pages should always say which York they mean.
Should my website say York or York, PA?
York, PA at the very least, and the county or your actual town wherever it reads naturally. Put it in the title of your main pages, the headings and the first paragraph. A page that only says York is competing with Manhattan for the same word, and it is also less clear to your own customers.
My business is in a township, but my mailing address says York. Which should I use?
Both, in different places. Use the mailing address exactly as the post office writes it on your Business Profile, website and directories. Then name the township in your copy and your service area, because that is what your neighbors call the place and what many of them search for.
Do I need separate pages for Hanover, Red Lion or Shrewsbury?
Only if you genuinely serve those towns and have something specific to say about each one. A page that knows the town, its streets and the work you do there earns its place. A copy of your York page with the name swapped does not, and Google’s spam policies describe exactly that pattern.
Can my service area include towns in Maryland?
Yes, if you really serve them. Google lets a service area include cities, ZIP codes or other areas, up to 20 of them, as long as the whole area stays within about two hours’ drive of where the business is based. A contractor in Shrewsbury or Stewartstown serving towns across the line in Baltimore County or Harford County fits that description easily.
Is a free SEO audit worth having?
As a checklist, yes. An automated audit will find broken links, missing tags and slow pages. It cannot tell you which towns matter to your business, whether your profile is in the right category or what your nearest competitors are doing, so treat it as a starting list rather than a plan.
Do Apple Maps and Bing Places really matter in York County?
They matter enough to set up properly, and both are free. Every iPhone user who asks Apple Maps or Siri for a nearby service sees Apple’s place card, and Bing Places feeds Bing search and Microsoft’s maps. Claim both, match every detail to your Google profile, and check them each quarter.
How many reviews does a York County business need?
There is no magic number. What matters is that reviews keep arriving and get thoughtful replies. Ask every customer, never only the happy ones, and never pay or reward anyone for a review. Since October 2024 the FTC’s rule on reviews lets it act directly against fake reviews and reviews bought to say something particular.
How long does local SEO take to show results?
Profile fixes can show in the map pack within days because they change eligibility. New or rewritten pages take weeks to be crawled and months to settle. Reviews and links build over a year. Anyone promising a specific position by a specific date is guessing, because the map pack differs from street to street.
Does the person doing my SEO need to be based in York?
No. The work runs through your Business Profile, your website, Search Console and written reports, and none of it requires a York address. What matters is that the local detail on your pages is accurate and checkable, and that nobody ever claims an address they do not operate from.
